Design Information
Our design for Neutral Bay is a thoughtful and comprehensive response to the aspirations of Neutral Bay. At the heart of our proposal is the underground full-line Woolworths supermarket, providing convenient, high-quality grocery options for local residents. Complementing this, a curated selection of specialty retail will offer diverse shopping and dining experiences, enriching the local commercial offering. Crucially, our design dedicates significant attention to creating welcoming public spaces.

These areas are meticulously planned to foster community connection, provide green relief, and seamlessly integrate the development with the existing fabric of Neutral Bay. Every element, from architectural form to landscape design, aims to enhance the liveability and character of this neighbourhood.

​​​The building heights will be eight and twelve storeys. This includes affordable housing and is aligned with current urban planning strategies that aim to address Sydney's housing affordability crisis. This mechanism recognizes that:

Viability of affordable housing: Providing affordable housing units can be economically challenging. The additional yield from a slight height increase helps offset these costs, making the provision of these crucial homes financially feasible without compromising project quality.

Efficient land use: In established, well-serviced areas like Neutral Bay, increasing housing density in a controlled manner is a sustainable approach to accommodate population growth and reduce urban sprawl, leveraging existing infrastructure.

Policy alignment: Our proposal aligns with local planning instruments that encourage diverse housing types and greater housing supply, particularly when coupled with significant public benefits like affordable housing. This is a common and supported approach within the NSW planning framework.
The heart of our community: The public plaza
Central to our vision is a dynamic and inviting public plaza, designed as the vibrant heart of the development and a significant new asset for Neutral Bay. This space will feature thoughtful landscaping and comfortable seating, serving as a lively gathering place. Its strategic location offers seamless pedestrian connections to the new supermarket, specialty retail, and surrounding streets, encouraging social interaction and enhancing neighbourhood walkability. We envision a versatile plaza that fosters community connection, enriches daily life, and truly strengthens the sense of place.
